What Does Flooring Installation Cost in Australia?

Short answer: it depends on seven factors. Long answer: keep reading and get an itemised quote that beats any DIY estimate.

The seven cost factors.

01

Product tier

Entry, mid or premium. Bigger difference than most people expect a laminate can be less than half the cost of engineered timber for the same square metreage.

02

Area size

Larger jobs benefit from crew efficiency and can carry a lower effective per-square-metre labour rate. Very small jobs have a minimum call-out.

03

Subfloor condition

Level, dry, clean subfloors install fast. Moisture, unevenness or damage adds prep time and materials grinding, self-leveller, moisture barrier, ply overlay.

04

Access

Ground-floor front door vs. sixth-floor apartment with a booked-lift window vs. after-hours commercial site access changes the labour equation.

05

Removal of existing flooring

Pulling up carpet is quick. Pulling up glued vinyl or tiles is not. Adhesive residue removal, tile chipping and disposal all factor in.

06

Residential vs commercial spec

Commercial-grade product with the required wear layer, slip and fire ratings costs more per square metre than the residential equivalent but it lasts longer under commercial traffic.

07

Urgency of timeline

Standard scheduling costs the standard rate. Overnight, weekend and public-holiday installs are quoted separately, but they save real money by protecting trading days.

Why an itemised quote beats a DIY estimate.

DIY estimates almost always miss three things: hidden subfloor issues, wastage factors (5-12% depending on layout and product), and the trims, transitions, scotia and skirting adjustments that make a floor look finished. An itemised 247 Floors quote lists every line product, labour, prep, disposal, trims, delivery so you know exactly what you're paying for and there are no variations mid-job.
